They love the idea of those valley views up on the hill, but they also love the convenience of having everything at their doorstep in Sardis. So which one wins?
The honest answer is neither. They are different neighbourhoods that serve different priorities. And once you understand what each one actually offers, the decision usually makes itself. I have sold homes in both for over a decade now, and the buyers who end up happiest are the ones who got clear on what mattered most before they started looking at listings.

Location and Getting Around
Sardis sits on the valley floor, right below Highway 1. Vedder Road runs through the centre of everything. You can walk to Cottonwood Mall, grab dinner on Luckakuck Way, and be home without touching your car keys. That kind of walkability is rare in Chilliwack.
Promontory is up the hill above Sardis. The views are the trade-off for the drive. Everything Sardis has at its doorstep is about ten minutes down the hill for Promontory residents. Not far by any stretch, but you are not walking to the mall.
For commuters, Sardis has the edge. The Lickman Road interchange puts you on Highway 1 in a couple of minutes. From Promontory, you need to come down the hill first. Add ten to fifteen minutes to your morning drive and decide if the view from your back deck makes up for it.
BC Transit runs Route 54 up to Promontory and multiple routes through the Sardis Vedder Road corridor. Transit works for both, but Sardis has more frequent service along the flat, commercial strip.
What Your Money Gets You
This is where the conversation gets interesting. The price ranges overlap, but what you get for your money is completely different.
In Sardis at $900K, you are looking at a character home on a big lot. Mature trees, wide yard, maybe a detached garage. The kind of property where the land itself carries real value. Those older homes on the west side, in the Sardis West Vedder Rd area, have lot sizes you simply cannot find in newer developments.
In Promontory at $900K, you are getting a newer two-storey with valley views. The lot is probably smaller, but the house itself is modern, well-built, and designed to take advantage of the hillside terrain. Walkout basements are common because the grade naturally supports that layout.
Sardis has the wider spread. Condos and townhomes start around $500K, giving first-time buyers a way in. The 55-plus crowd has options like Thomas Crossing and Country Park Village. On the higher end, larger family homes push past $1.5M. Sardis East Vedder Rd has Elysian Village, a gated community of 156 ranchers built by Ambstep Homes on Hakweles Road, for buyers who want new construction without the hill.
Promontory skews toward detached single-family homes. The subdivisions each have their own character. Bear Creek Ridge Estates (Cressman Homes) on the south side. Crimson Ridge Estates for the newest premium builds. Goldspring Heights for the best panoramic views. Promontory Lake Estates for the 45-plus gated community crowd. The entry point is higher than Sardis, but the construction tends to be newer.
Schools and Family Life
Here is something that simplifies this comparison: both neighbourhoods feed into Sardis Secondary for high school. It is part of School District 33 Chilliwack, and it serves the whole south end of the city. The secondary school question is a non-issue.
Elementary is where they differ. Promontory Heights Elementary Community School is walkable for most Promontory families. It is right in the heart of the neighbourhood, and kids walk to school on wide sidewalks through quiet cul-de-sacs. For middle school, Promontory students now head to Stito:s Lalem Totilt, the newer K-8 school near the Vedder River that opened in 2022.
Sardis has more elementary options spread across the neighbourhood. Sardis Elementary, Watson Elementary, and Strathcona Elementary all serve different parts of the area. More choice, but less of that single-school community feel that Promontory has.
Both neighbourhoods are strong for families. Promontory has the quiet cul-de-sacs and the walkable school. Sardis has the variety and the walkable amenities. Different flavours of the same family-friendly foundation.
Lifestyle and Recreation
This is where the personalities really split.
Sardis is convenience-first. Cheam Leisure Centre gives you a pool, fitness facilities, and programs for all ages. Kinkora Golf Course is a par-3 executive course right in the neighbourhood on Higginson Road. Watson Glen Park has tennis courts and indoor hockey rinks. Sardis Sports Complex handles organized sports. And Luckakuck Way gives you a restaurant strip so you do not need to drive into downtown for a meal out. Everything is right there.
Promontory is outdoor-first. The hillside trail networks connect different parts of the neighbourhood through the trees. Jinkerson Park has the splash pad and playground that families love in the summer. Mount Thom Park gives you hiking with panoramic views that visitors cannot believe. And then there are the views from your own property. Sitting on your back deck watching the sun set over the Fraser Valley is not something Sardis can offer.
If your weekend involves organized sports, a swim at the leisure centre, and dinner out, Sardis fits better. If your weekend involves a morning hike, coffee on the deck overlooking the valley, and an afternoon at the splash pad, Promontory is your neighbourhood.
Who Should Choose Promontory
You have outgrown your first home and want the next step up. You want newer construction, valley views, and that tucked-away feeling that comes with living on the hill. You do not mind a ten-minute drive for groceries because the trade-off is waking up to Mt. Cheam every morning. Your kids will walk to Promontory Heights Elementary Community School. You are comfortable spending $900K to $1.1M for a well-built family home in one of the named subdivisions like Bear Creek Ridge Estates, Goldspring Heights, or The Highlands.
You are probably not a first-time buyer. Probably not a downsizer (unless Promontory Lake Estates fits your style). And probably someone who values outdoor lifestyle over urban convenience.
Who Should Choose Sardis
Convenience is king. You want Cottonwood Mall five minutes away. You want your kids to have multiple school options. You want the character home on the big lot that does not exist in newer developments, or you want the brand-new rancher at Elysian Village without climbing a hill.
Sardis also works for first-time buyers. The price range starts lower, condos and townhomes give you an entry point, and you are not committing to the higher price floor that Promontory demands. Downsizing? Thomas Crossing or Country Park Village puts you close to everything without the hill.
Commuters who are price-sensitive on time will prefer Sardis. That two-minute Highway 1 access versus Promontory’s ten-minute descent adds up over a year.

I sell homes in both of these neighbourhoods regularly, and I genuinely think both are excellent choices. The question is not which one is better. It is which lifestyle fits yours.
