The Eastern Hillsides are one of those areas in Chilliwack that people are just starting to discover. Newer construction, valley views, building lots still coming to market, and you are minutes from Highway 1. If Promontory feels too established or too pricey for what you need, the Eastern Hillsides deserve a serious look.
I have been watching this area grow steadily. In early March 2026, we had a two-bedroom, two-bathroom home come on the market at 129-51096 Falls Court for $949,900. That is the kind of property that tells you where this neighbourhood is heading. Newer builds, solid construction, and valley views at a price point that still makes sense for families and couples who want hillside living without Promontory‘s upper-end premiums.
Where the Eastern Hillsides Sit
The Eastern Hillsides occupy the elevated terrain on the east side of Chilliwack, south of Highway 1 near the Annis Road turnoff. The vantage point is different from Promontory. You are looking out over the eastern Fraser Valley with views toward Mt. Cheam and Elk Falls rather than the broad westward panorama that Promontory offers.
The big advantage is highway access. You are minutes from Highway 1 via the Annis Road exit, which makes the commute to Abbotsford, Langley, or Vancouver quicker than coming down from Promontory or driving in from the river valley.
Downtown Chilliwack is about ten to fifteen minutes away. Sardis and the Vedder Road corridor are a similar drive. You are not isolated out here. You are elevated.
The Homes
Newer construction dominates. This is not a neighbourhood of 1970s ranchers being renovated. The homes here were built in the last ten to fifteen years, and building lots are still available for buyers who want to go custom.
Pricing sits in the $900K to $1M range for typical family homes. Larger lots and premium view properties push higher. The lots tend to be generous compared to Promontory‘s tighter subdivisions, which gives you more yard, more privacy, and more room.
Falls Court is the street most buyers recognize. But the Eastern Hillsides extend across a broader section of the eastern elevation, and new development continues to fill in. The Aquilini Investment Group has development plans for the area around The Falls Golf Club, which signals continued growth.
Schools and Families
Families in the Eastern Hillsides are served by School District 33 Chilliwack. The exact school catchment depends on your location within the hillsides, and boundaries have been adjusting with new development. Check SD33’s school locator tool for your specific address.
The family appeal is straightforward. Newer homes built with modern layouts, generous lot sizes for kids to play outside, and a quieter setting than the suburban core without being truly rural.
Parks, Trails, and Outdoor Living
The Chilliwack Community Forest is the outdoor gem that most people do not know about until they live out here. It is a 130-acre city-owned forest right in the Eastern Hillsides with over 45 kilometres of trails maintained by the Chilliwack Park Society and the Fraser Valley Mountain Bike Association. Hiking, mountain biking, and trail running through old-growth forest. The trails are named in the Halq\’emeylem language and range from beginner-friendly loops to technical mountain bike routes. Access is off Allan Road via the Annis Road exit.
The Falls Golf Club is the other anchor. It is a full 18-hole par 72 championship course carved into the foothills of Mt. Cheam at 8341 Nixon Road. Valley views from the course, a restaurant with a patio, and event facilities. It is a different kind of neighbour than a strip mall.
Elk Mountain hiking is a short drive for anyone who wants serious elevation gain and panoramic views.
Shopping, Dining, and Amenities
The Eastern Hillsides do not have their own commercial centre. You are Sardis or downtown Chilliwack for groceries, restaurants, and services. Cottonwood Mall is about ten to fifteen minutes away. Luckakuck Way and the Vedder Road corridor cover the rest.
The trade-off is the same one that applies to most elevated Chilliwack neighbourhoods. You gain the views and the space, you accept the drive to the shops.
Is the Eastern Hillsides Right for You?
