There is a moment you get the first time you drive up the hill into Promontory. You come around a bend and suddenly the whole Fraser Valley opens up in front of you. Mt. Cheam to the east, farmland stretching to the horizon, and on a clear morning, the Coast Mountains way off in the distance. That view is the reason people pay a premium to live here. And I can tell you from years of selling homes on this hill, it never gets old.
Promontory sits on the hillside above Sardis in the southeast corner of Chilliwack. It is one of the most sought-after neighbourhoods in the city, and the listing activity backs that up. We regularly see multiple homes come on the market in the same week here, and the well-priced ones move fast. Families love it for the schools and the quiet streets. Move-up buyers love it for the views and the newer construction. Once people land here, they tend to stay.
Where Promontory Sits
The name says it all. A promontory is a high point of land overlooking lower terrain, and that is exactly what you get. Promontory is perched on the hill south of Sardis and south of the Chilliwack-Vedder River. The City of Chilliwack’s Promontory Development Plan has guided the growth up here since 1994.
Getting around is easier than most people expect for a hilltop community. Vedder Road runs south and connects you to the base of the hill in about ten minutes. From there you hit the Lickman Road interchange to Highway 1, and you are on your way to Abbotsford, Langley, or Vancouver. BC Transit runs Route 54 Promontory for anyone who prefers not to drive. It connects the hill to the malls and downtown with service throughout the day.
Local essentials are covered at Promontory Hillside Plaza right in the neighbourhood. But for bigger shopping trips, Cottonwood Mall is about five minutes down the hill, Eagle Landing is nearby, and District 1881 in downtown Chilliwack is about ten minutes out.
The Views That Define This Neighbourhood
I could write an entire page just about the views. They deserve it. Promontory is one of the few places in Chilliwack where you can stand in your backyard and see the entire valley floor. Mt. Cheam dominates the eastern skyline. The Fraser Valley farmland rolls out below you like a quilt. And on those crystal-clear winter mornings, the Coast Mountains line up along the horizon.
The views change depending on where you are on the hill. Lower Promontory gives you a different angle than the upper elevations near Goldspring Heights or The Highlands. Some streets face east for sunrise views. Others face south over the river valley. It is one of those things you really need to see in person, and I am always happy to show people around.
What matters for buyers: the views are not just nice to have. They are the defining feature that sets Promontory apart from Sardis at the base of the hill and every other neighbourhood in Chilliwack. They are also the reason the price per square foot runs higher up here than on the valley floor.
Promontory’s Subdivisions and Estates
Here is something most neighbourhood guides miss entirely. Promontory is not one big subdivision. It is actually made up of more than a dozen named communities, each with their own character and price point.
Bear Creek Ridge Estates is a Cressman Homes development on the south side. Family homes with quality construction and that hillside setting that buyers keep coming back for.
Crimson Ridge Estates is where you will find some of the newest premium builds. Active construction is still happening along Crimson Ridge, and the homes here are designed to take full advantage of the valley views.
Goldspring Heights sits at a higher elevation with panoramic valley views and newer homes along Goldspring Place. If views are your top priority, start here.
Promontory Heights is the established family core, right around Promontory Heights Community School. This is where the neighbourhood started growing in earnest, and the homes have that settled, lived-in quality that newer areas are still building toward.
The Highlands takes you to the upper elevations. Premium lots, privacy, and some of the best unobstructed views in the entire city.
Salmon Berry Ridge, Crestview, South Ridge Heights, Jinkerson Vistas, The Perch, Sunset Ridge, and Upland Heights round out the rest. Each has its own mix of lot sizes, home styles, and views.
For the 55-plus crowd, Promontory Lake Estates is a gated age-restricted community with ranchers, a clubhouse, walking trails, and the kind of low-maintenance lifestyle that lets you enjoy retirement without giving up a great location.
The streets buyers ask about most often include Teskey Road, MacLachlan Place, Valleyview Road, Goldspring Place, Jinkerson Road, and Rexford Drive. If you are researching specific streets, I can tell you what is available and what has sold recently.
The Homes: What Your Budget Gets You
Promontory\’s price range runs from about $650K for entry-level properties up past $1.5M for premium homes on the best lots. The current median list price sits around $1.1M, which lines up with what I am seeing in the market right now.
The sweet spot for most families is the $900K to $1.1M range. That gets you a solid four or five bedroom, two-storey home with a decent lot and probably some kind of valley view. Go above that and you are looking at the newer builds in Crimson Ridge Estates, the bigger lots in Bear Creek Ridge Estates, or the upper-elevation homes with the panoramic sightlines.
Townhomes and smaller homes do exist up here, but Promontory skews heavily toward detached single-family houses. Two-storey construction with walkout basements is common because the hillside terrain lends itself to that layout naturally. Ranchers are available but less frequent than in Sardis below.
Spring 2026 has been busy. In just one week in early March, we had three new listings hit the market: a five-bedroom on Valleyview Road at $989K, a four-bedroom at $989K, and a five-bedroom on MacLachlan Place listed close to $1.3M. That kind of activity tells you Promontory remains one of the most in-demand areas in the city.
Schools and Family Life
Promontory Heights Community School is the school that anchors this community. It is right in the heart of the neighbourhood, and most families can walk their kids to school. That matters more than people think. There is something about a neighbourhood where kids walk to school that changes the entire feel of the streets in the morning.
For middle school, students from Promontory Heights Community School head to Stito:s Lalem Totilt, the newer elementary/middle school that opened near the Vedder River. For secondary, students go to Sardis Secondary, which is part of School District 33 Chilliwack. It is a short drive down the hill.
What makes Promontory work for families is the combination of things. Quiet cul-de-sacs where kids can play. Wide sidewalks built into the newer developments. Parks within walking distance. And the fact that your commute is usually shorter than you would expect from a hilltop neighbourhood because the highway access is so close.
Parks and Trails
Promontory Community Park is the central gathering spot. Sports fields, green space, and enough room for the kind of neighbourhood activities that make a community feel connected.
Promontory West Park adds playgrounds and sports fields on the west side. Jinkerson Park is where families gravitate in the summer months. It has a splash pad, a playground, and basketball courts. The kids go crazy for it.
The real gem for outdoor people is Mount Thom Park. The hiking trails give you some of the most incredible panoramic views of the Fraser Valley you will find anywhere. It is one of those spots where you bring visitors and they cannot believe what they are seeing.
The hillside trail networks throughout Promontory connect different parts of the neighbourhood and give you that walk-through-the-trees feeling without ever leaving your community. And the Vedder River Rotary Trail down in Sardis is a short drive for riverside walking and cycling.
Is Promontory Right for You?
Promontory works best for families who want newer homes, valley views, and that tucked-away hilltop feeling without actually being far from anything. It is also a strong fit for move-up buyers who have outgrown their first home and want something with more space and a better view.
If you are comparing, I would suggest also looking at Sardis for a different price point and more established housing stock, or Chilliwack Mountain for acreage and even more privacy.
