Where Chilliwack Proper East Sits

This is the east side of Chilliwack’s downtown core. Maple Avenue is one of the key streets. You are walking distance to District 1881, walking distance to downtown shops and services, and a short drive to Highway 1 for regional commuting.

The neighbourhood sits between the downtown commercial core to the west and the residential areas stretching east toward Rosedale. It is urban by Chilliwack standards, which means you still have trees, you still have yards (smaller ones), and you still have that small-city feel. But the amenities are closer than anywhere else in the city outside of Vedder Crossing.

The Homes

Pricing sits mostly above $1M for the newer detached homes with suites. The pipeline data shows that $659K listing on Riverside Drive at a refined price, which represents the lower end of the market in this area. Condos and smaller units bring the entry point down, but the detached multi-generational homes are what define the neighbourhood’s character right now.

The multi-generational angle is important. Chilliwack has a growing population of families where parents, adult children, and sometimes grandparents want to live under the same roof or at least on the same property. Chilliwack Proper East is being built for that reality.

Schools and Families

Chilliwack Central Elementary Community School is in the neighbourhood, serving elementary-age students. Chilliwack Middle School and Chilliwack Secondary School are both within the downtown core, making the school pipeline straightforward for families in this area. All part of School District 33.

The family dynamic here is different from Sardis or Promontory. This is more urban. The streets are closer together, the lots are smaller, and the lifestyle revolves around walking to District 1881 for dinner rather than driving to a park for a picnic. District 1881 is the anchor. Craft breweries, local restaurants, boutique retail. The Chilliwack Cultural Centre hosts performances, art exhibits, and community events. The downtown Farmers’ Market runs seasonally. This is the cultural heart of Chilliwack, and living in Chilliwack Proper East puts you right in it.

For parks, you are close to the downtown park network. Smaller neighbourhood parks rather than the sprawling facilities you find in Sardis or Fairfield Island. The Vedder River trail system is a short drive south if you need more outdoor space.

Shopping, Dining, and the Day-to-Day

Everything is walkable or close. District 1881 handles the dining and culture. Downtown Chilliwack’s shops and services cover the practical side. For big-box shopping, Cottonwood Mall and the Vedder Road corridor are about ten minutes south.

The grocery situation is downtown-style. Smaller stores, specialty shops, and the Farmers’ Market for local produce. For a full supermarket run, you are probably driving to Sardis. But for the day-to-day coffee-and-dinner routine, you do not need your car.

This neighbourhood fits young professionals who want walkable urban living. Multi-generational families who need a home with a legal suite. Couples who moved from Vancouver and miss the walkable restaurant scene. Investors who see the rental demand near the city core.

It does not fit buyers who want a big yard, a cul-de-sac, or suburban quiet. If that is what you need, Sardis or Promontory will serve you better.
