Garrison Crossing Real Estate: A Walkable Community Built on History

If you have been looking at Garrison Crossing real estate, you have probably noticed this corner of Chilliwack feels a little different from the rest of the valley. It was built that way on purpose. Most of our neighbourhoods grew up around farms and highways. Garrison Crossing grew up on an army base.

I will be straight with you. Before I ever sold a home, I studied urban planning, so this is one of my favourite neighbourhoods to walk a client through. The sidewalks are wide. The front porches actually face the street. You can leave the car in the garage, walk to a coffee, and honestly, that is rarer out here than it should be.

So let’s get into it. Here is what living here is really like, what you can buy, and the kind of person who tends to fall for the place.

The story of the land

Here is the part most people do not know until they start digging. Garrison Crossing sits on the former grounds of CFB Chilliwack, the army base that trained soldiers here for decades before it closed in 1998.

When the base wound down, the land did not just get bulldozed and forgotten. The city and its partners turned it into two things side by side: Canada Education Park, and this walkable community. And the planners kept the history on purpose. You will see it in the street names, the old markers, and the monuments as you walk around.

All Sappers Memorial Park, right at Vedder and Keith Wilson, is the clearest example. A “sapper” is a military engineer, and this base was home to a lot of them. That little piece of memory is baked right into the neighbourhood. It gives Garrison Crossing a sense of story that a brand-new subdivision simply cannot fake.

What the homes look like

If you have been watching Garrison Crossing homes for sale, you will have seen the mix is wider than most people expect. You have got detached single-family homes, brownstones, townhomescondos, and even carriage suites tucked above the garages. So whether you are buying your first place or looking to right-size into something easy, there is usually a door that fits.

A few things you will notice on almost every street. Detached garages off the back lane, which keeps the fronts of the homes clean and friendly. Covered porches. And that “greenstreet” design, where the houses look out over green boulevards instead of a wall of driveways. The Rivers Edge subdivision and streets like Sockeye Lane are a good place to start if you want to feel the character for yourself.

The brownstones and lane-based layout give parts of Garrison Crossing an almost urban feel, which is not something you find much of in Chilliwack. These are newer homes, but they were designed to feel like they have always been here. That is the whole point.

On price, townhomes tend to be the more attainable way in, with detached and character homes sitting higher. Rather than quote you a number that will be stale by the time you read this, here is the honest move. Have a look at what is actually for sale in Garrison Crossing right now, then filter by price. That search map pulls straight from the MLS, so it is always current, which is more than I can promise for any figure I type into a blog post.

A neighbourhood you can actually walk

This is the part I love. The Vedder River is right there, and the trail network runs with it. The Legacy Trail links Garrison Crossing north, and the Rotary Trail follows the river, so a morning walk or an after-dinner bike ride is just part of the routine here.

The Cheam Leisure Centre is right here in the neighbourhood when you want a pool or a workout. There are cafes and small shops at street level too, so a quick errand does not always mean a drive across town. You are also just up the road from Sardis, so the bigger grocery runs, schools, and restaurants are close by when you want them. And it is genuinely family and dog friendly. On a sunny weekend the boulevards fill up with strollers, dogs, and kids on bikes, and it feels like the kind of place where people actually know their neighbours.

The university next door

One thing that makes Garrison Crossing stand out is who lives right beside it. Canada Education Park sits on the rest of that former base land, and the University of the Fraser Valley moved its full Chilliwack campus there back in 2012. The RCMP Pacific Region Training Centre and the Justice Institute of BC are on those lands too.

Why should that matter to you as a buyer? A couple of reasons. If you are an investor, or you have got a home with a suite, that steady stream of students, staff, and trainees keeps rental demand healthy. If you are a family, you have a university culture, events, and green campus space a short walk away. And for resale down the road, being next to a stable, growing education hub is the kind of thing that quietly protects your value.

Schools and families

For younger kids, Stitó:s Lá:lém Totí:lt is the nearby elementary and middle school. It opened in 2022 over on Tyson Road near the river, and it runs kindergarten through grade 8, which means one less big transition in the early years.

Now, one honest note. The Chilliwack School District is reviewing catchments in this part of town right now, so the exact school your address feeds into can shift. Do not assume. If schools are a deciding factor for you, send me the specific home you are looking at and we will confirm the current catchment together before you fall in love with it.

Who chooses Garrison Crossing

So who ends up here? A few types, mostly.

Families who would rather have walkability and a great front porch than a giant lot. Professionals and academics who work at or near UFV and want to skip the commute. Downsizers who want something low-maintenance but still full of character. And buyers coming out from the city who miss being able to walk somewhere, anywhere, without getting in the car.

Ryder Lake, Chilliwack: Acreage Living with Room to Breathe

Some people move to Chilliwack for the city. Others move here to get away from it. Ryder Lake is for the second group.

Perched on Mount Thom, east of Promontory, Ryder Lake is a small rural community that feels like a different world from the rest of the city. Properties sit on one, two, sometimes five-plus acres. The roads wind. The lots are fenced for horses or planted with gardens. And the views across the valley to the Coast Mountains are the kind you stop and stare at even after years of living here.

I’ve driven these roads hundreds of times showing properties, and Southside Road never gets old. Right now we have two active listings in the area, including a 1.65-acre property at 4895 Southside Road listed at $1,449,900. If you’ve been looking for space and privacy close to town, take a look at what’s available.

Elevation, Quiet, and a Few Things to Know

It’s the elevation and the isolation. Not isolation in a bad way. More like the kind of quiet where you can hear the creek from your deck. Ryder Lake sits above the valley floor on the western slope of Mount Thom, and the terrain is steep enough that you feel genuinely removed from the busier parts of Chilliwack.

The community is small and tight-knit. The Ryder Lake Farmers’ Institute and Women’s Institute are still active. There’s a fire hall and a community hall. Neighbours know each other. People look out for each other’s animals during storms. It’s that kind of place.

A few practical things buyers should know upfront. Most properties run on well water and septic systems, not municipal services. Water supply can be limited in summer, and the City runs bulk filling stations at Bailey Road and Yale Road for residents who need it. Your home inspector needs to look at the well and septic carefully. I always flag this early so there are no surprises.

Winter driving is the other one. Elk View Road is a Priority 1 for snow clearing and Ryder Lake Road is Priority 2. The City keeps them passable, but you’ll want winter tires and confidence on hills. Most residents are used to it.

Getting Around from Ryder Lake

Ryder Lake Road and Elk View Road are your main routes in and out. They connect you down to Vedder Crossing and the Vedder Road shopping corridor, your closest hub for groceries, restaurants, and errands. That drive takes 10 to 15 minutes depending on where you sit on the hillside.

From Vedder Crossing you’re on Highway 1. Abbotsford is about 25 minutes. Vancouver just over an hour. Chilliwack Lake Road heads south from the bottom of the hill, taking you toward the Chilliwack River Valley and the backcountry trailheads. For daily life, Cottonwood Mall and Eagle Landing are both within that 15-minute drive window.

Schools and Family Life

Ryder Lake falls within SD33, the Chilliwack School District. Kids head to Vedder Elementary for kindergarten through grade 5, Mt. Slesse Middle School for 6 through 8, and G.W. Graham Secondary for high school. All three are down the hill in the Vedder Crossing and Sardis area.

Bus service runs up to Ryder Lake for school-age kids. The ride is about 20 minutes each way. For families who prioritize acreage and fresh air over a five-minute school commute, it’s a reasonable trade.

There’s no elementary school in Ryder Lake itself anymore. The old schoolhouse closed years ago. But the community makes up for it. The Farmers’ Institute hosts events through the year, and the Facebook group and email list keep everyone connected on everything from road conditions to lost dogs. Rural, but not lonely.

Outdoor Access and Trails

This is where Ryder Lake shines. Chilliwack Lake Road is right at the bottom of the hill, and that’s your gateway to Chilliwack Lake Provincial Park, Lindeman Lake, and dozens of backcountry trails in the Skagit Range. You can be on a trailhead in 20 minutes without touching Highway 1.

Closer to home, the hillside is the attraction. The terrain supports hobby farming, horse keeping, and the kind of outdoor living that people in the city scroll past on Instagram and wish they had. And here’s something most people don’t know: there’s a permanent amphibian crossing on Elk View Road, built to protect migrating Western toads. Thousands of tiny toadlets cross every spring. It tells you everything about the kind of environment you’re living in.

The Vedder River and Chilliwack River are both a short drive away. Fall salmon runs bring anglers from across the province, and the river trails are year-round favourites for walking and cycling. (Check out our Chilliwack neighbourhood guides for more on what each area offers.)

What Acreage Buyers Should Expect

Properties in Ryder Lake are almost exclusively acreage. You’re looking at 1 to 5-plus acre lots with custom-built homes. Ranchers, two-storey designs, walkout basements that use the slope. Most have outbuildings, workshops, or barns. It’s the kind of property that takes an afternoon to properly tour.

Current activity has prices in the $1.3M to $1.5M range. Our listing at 4895 Southside Road sits on 1.65 acres with 4 beds and 4 baths at $1,449,900. There’s also a refined price at 48585 Wincott Road, 4 beds and 3 baths on 2.91 acres at $1,349,900. Two very different properties, but both show what this price point gets you up here. Talk to your lender early, because some banks handle rural properties differently than standard residential. I walk my buyers through all of that before we even book a showing.

Who Thrives in Ryder Lake

Hobby farmers. Equestrian families. People who want a workshop the size of their house. Anyone who’s tired of looking at their neighbour’s fence and wants to see mountains instead. Ryder Lake isn’t for everyone, and the people who live here like it that way.

Sardis East Vedder, Chilliwack: Your First Home Might Be on Stevenson Road

There’s a moment in every housing search where someone realizes: I can actually afford this. Not a basement suite. Not a bedroom in someone else’s house. An actual home with a door that locks and a mailbox with their name on it. For a lot of people in Chilliwack, that moment happens in Sardis East Vedder.

This is the part of Sardis that runs east of Vedder Road toward the hillside, anchored by Stevenson Road and the streets that branch off it. Newer builds, compact lots, condos and townhomes mixed in with smaller detached homes. Ten years ago most of this was open land. Now the schools are expanding to keep up. And you can still buy here for under $500K. That’s rare on the south side.

Where Sardis East Vedder Sits

Stevenson Road is the backbone. It connects to Vedder Road heading west and Promontory Road heading south. Sardis Secondary sits right on it, and Vedder Elementary is a short drive north. You’re tucked off the main corridor but close to everything that runs along it.

Highway 1 is about 10 minutes north via Vedder Road or Prest Road. Abbotsford is 20 minutes beyond that. But daily life here doesn’t revolve around the highway. The Vedder River trail system starts just south of the neighbourhood, and shopping is a few minutes down Vedder Road in either direction. You can handle a full day’s worth of errands and still squeeze in a walk along the river before dinner.

Schools and Growth

The school infrastructure in this part of Sardis is expanding faster than almost anywhere else in the district. Vedder Elementary recently added 10 classrooms and 200 student spaces because the school was running at 125% capacity. Sardis Secondary, right on Stevenson Road, is getting its own expansion. And a brand new East Side Elementary with 500 seats and a neighbourhood learning centre has been funded at $58.6 million, opening fall 2026.

All under SD33. Vedder Elementary for K through 5, Vedder Middle School for 6 through 8, Sardis Secondary for high school. Watson Elementary and Tyson Elementary are also close. The point is: the Province and the district are investing tens of millions in new school capacity on this side of town. That doesn’t happen unless the demand is real and growing.

What $449,900 Gets You

Our listing on Stevenson Road is a 2-bed, 1-bath condo at $449,900. At that number, your monthly mortgage is likely comparable to what a similar rental would cost. Except now the equity is yours.

Sardis East Vedder has a mix of housing beyond condos. Townhomes and smaller detached homes appear regularly, and the newer builds tend to have open layouts and decent kitchens. For buyers stepping up from a townhome to a first detached home, this neighbourhood often has the best options under $800K.

And don’t overlook the downsizer angle. Someone who just sold a five-bedroom home in Promontory for $1.3M and wants something manageable, low-maintenance, and close to everything? This is where they end up. I’ve seen it happen more than once. (Browse more in our Chilliwack neighbourhood guides.)

Shopping, Trails, and Daily Life

Daily errands stay on the south side. Garrison Crossing is walkable from parts of the neighbourhood. Cottonwood Mall and Eagle Landing are both a few minutes down Vedder Road. Groceries, medical, banking, a gym, restaurants. You don’t need Highway 1 for any of it.

The Vedder River Rotary Trail is close, and the trail network connects south toward Vedder Crossing and beyond. Cheam Leisure Centre has the pool and gym. Sardis Sports Complex has tennis, hockey rinks, and a skate park. You don’t expect that kind of recreation access at this price point, but here it is.

Who Buys in Sardis East Vedder

First-time buyers. Renters who are ready to stop paying someone else’s mortgage. Young couples who want their own space without waiting five more years. Downsizers who’ve cashed out of a bigger property and want something simple and well-located. This neighbourhood works for people at the beginning of their ownership story and people starting a new chapter at the end of one.
