Where Sardis South Sits
The southern portion of Sardis, which itself is the urban core of Chilliwack’s south side. Vedder Road runs along the western edge. Knight Road and School Lane cut through the interior. And everything you need for daily life is within a 5 to 10 minute drive, or in many cases, a walk.
Highway 1 is a few minutes north. From there, Abbotsford is 20 minutes and Vancouver is about an hour. But what sets this area apart from hillside neighbourhoods like Promontory or Eastern Hillsides is that you don’t need to drive down a hill to grab a coffee or pick up groceries. You’re already in the middle of everything.
Sardis Park and the School Lane Corridor
Sardis Park sits right on School Lane, the same street as our current listing. Five hectares with a pond, a 655-metre looping trail, and picnic areas that fill up on summer evenings. The park also hosts the Sardis Eco Market every Wednesday from May through October, 4pm to 8pm. Local vendors, produce, baked goods. It’s become a weekly thing for families in the area.
The Sardis Sports Complex is close by too. Tennis courts, a skate park, ball hockey, and three indoor hockey rinks. And Cheam Leisure Centre has a 25-metre pool, a leisure pool with a lazy river, a hot tub, gym, and squash courts. For a location this central, the recreation options are hard to match.

Schools in Sardis South
Sardis Elementary is the catchment school for K through 5, located on Manuel Road. Middle school students feed into Vedder Middle School. And Sardis Secondary handles grades 9 through 12, right on Stevenson Road.
Here’s something that matters to a lot of families: Sardis Secondary is where all of SD33’s French Immersion students complete their program and earn their Dual Dogwood certificate. If bilingual education is on your radar, the whole pathway runs through this area. Early French Immersion starts at Cheam Elementary, Late French Immersion picks up at Vedder Middle.
All three schools are walkable or a very short drive from most parts of the neighbourhood. That matters more than people realize until they’ve spent a year driving 20 minutes each way to school drop-off. (Read more in our Sardis neighbourhood guide.)
Shopping, Dining, and Daily Life
Convenience is probably the single biggest selling point here. Cottonwood Mall is minutes away with Walmart, Save-On-Foods, and London Drugs. Eagle Landing sits on the Vedder Road corridor with more shopping and dining. Garrison Crossing, just south, has a village-style layout with shops, restaurants, and a gym.
District 1881 in Chilliwack Proper is a short drive north for craft breweries, local restaurants, and community events. But honestly, most people living on this side of town don’t cross Highway 1 very often. Between Cottonwood, Eagle Landing, Garrison, and the Vedder Road strip, daily life is handled.
What You Can Buy in Sardis South
Mostly single-family detached homes on established lots. Ranchers, ranchers with basements, and two-storey family homes. Lot sizes are generous compared to newer builds elsewhere in Chilliwack. Many homes were built in the 1990s and 2000s, and the ones that have been renovated show really well.

It doesn’t have mountain-top views or acreage.
