There’s a moment in every housing search where someone realizes: I can actually afford this. Not a basement suite. Not a bedroom in someone else’s house. An actual home with a door that locks and a mailbox with their name on it. For a lot of people in Chilliwack, that moment happens in Sardis East Vedder.
This is the part of Sardis that runs east of Vedder Road toward the hillside, anchored by Stevenson Road and the streets that branch off it. Newer builds, compact lots, condos and townhomes mixed in with smaller detached homes. Ten years ago most of this was open land. Now the schools are expanding to keep up. And you can still buy here for under $500K. That’s rare on the south side.

Where Sardis East Vedder Sits
Stevenson Road is the backbone. It connects to Vedder Road heading west and Promontory Road heading south. Sardis Secondary sits right on it, and Vedder Elementary is a short drive north. You’re tucked off the main corridor but close to everything that runs along it.
Highway 1 is about 10 minutes north via Vedder Road or Prest Road. Abbotsford is 20 minutes beyond that. But daily life here doesn’t revolve around the highway. The Vedder River trail system starts just south of the neighbourhood, and shopping is a few minutes down Vedder Road in either direction. You can handle a full day’s worth of errands and still squeeze in a walk along the river before dinner.
Schools and Growth
The school infrastructure in this part of Sardis is expanding faster than almost anywhere else in the district. Vedder Elementary recently added 10 classrooms and 200 student spaces because the school was running at 125% capacity. Sardis Secondary, right on Stevenson Road, is getting its own expansion. And a brand new East Side Elementary with 500 seats and a neighbourhood learning centre has been funded at $58.6 million, opening fall 2026.
All under SD33. Vedder Elementary for K through 5, Vedder Middle School for 6 through 8, Sardis Secondary for high school. Watson Elementary and Tyson Elementary are also close. The point is: the Province and the district are investing tens of millions in new school capacity on this side of town. That doesn’t happen unless the demand is real and growing.
What $449,900 Gets You
Our listing on Stevenson Road is a 2-bed, 1-bath condo at $449,900. At that number, your monthly mortgage is likely comparable to what a similar rental would cost. Except now the equity is yours.
Sardis East Vedder has a mix of housing beyond condos. Townhomes and smaller detached homes appear regularly, and the newer builds tend to have open layouts and decent kitchens. For buyers stepping up from a townhome to a first detached home, this neighbourhood often has the best options under $800K.
And don’t overlook the downsizer angle. Someone who just sold a five-bedroom home in Promontory for $1.3M and wants something manageable, low-maintenance, and close to everything? This is where they end up. I’ve seen it happen more than once. (Browse more in our Chilliwack neighbourhood guides.)
Shopping, Trails, and Daily Life
Daily errands stay on the south side. Garrison Crossing is walkable from parts of the neighbourhood. Cottonwood Mall and Eagle Landing are both a few minutes down Vedder Road. Groceries, medical, banking, a gym, restaurants. You don’t need Highway 1 for any of it.
The Vedder River Rotary Trail is close, and the trail network connects south toward Vedder Crossing and beyond. Cheam Leisure Centre has the pool and gym. Sardis Sports Complex has tennis, hockey rinks, and a skate park. You don’t expect that kind of recreation access at this price point, but here it is.
Who Buys in Sardis East Vedder
First-time buyers. Renters who are ready to stop paying someone else’s mortgage. Young couples who want their own space without waiting five more years. Downsizers who’ve cashed out of a bigger property and want something simple and well-located. This neighbourhood works for people at the beginning of their ownership story and people starting a new chapter at the end of one.
