Location and Access
Keith Wilson Road runs east-west through the heart of Vedder Crossing. Vedder Road, which is currently being widened to four lanes with bike lanes and sidewalks, runs north-south. Between the two, you’re connected to everything on the south side without needing Highway 1.
Highway 1 is about 10 minutes north via Vedder Road or the Prest Road interchange. Abbotsford is 20 minutes from there. Vancouver just over an hour. But the real advantage here isn’t the highway access. It’s that daily life doesn’t require much driving at all. Groceries, medical, dining, banking, the river trail. Most of it is a walk or a five-minute drive.
Englewood Village and Entry-Level Buying
Englewood Village is a 140-unit adult lifestyle community on Keith Wilson Road. Gated, 45-plus, with a clubhouse, guest suites, and RV parking. Units range from about 1,100 to 1,800 square feet. At that price you’re steps from Garrison Crossing, the Rotary Trail, and the Vedder Road corridor. For a first-time buyer who’s been priced out of detached homes, or a downsizer who just sold a family home in Promontory or Sardis, this is a real option. Not a compromise. An actual good place to live.
The neighbourhood also has townhomes, duplexes, and compact detached homes beyond Englewood. Not exclusively condos. But under $600K, condos and townhomes are where most buyers are looking.
Vedder River Trails and Outdoor Access
The Vedder River Rotary Trail is one of the most used trail systems in Chilliwack, and Vedder Crossing sits right next to it. Walking, cycling, dog walking. It runs along the river south toward Vedder Canal and connects into the broader trail network. People use it daily, not just on weekends.
The Vedder River Dog Park is close by for off-leash time. And if you want bigger outdoor adventures, Cultus Lake is about 15 minutes south and Chilliwack Lake Road starts just past Ryder Lake. Schools and Community
Vedder Crossing falls within SD33. Catchment schools are Vedder Elementary for K through 5, Mt. Slesse Middle School for grades 6 through 8, and G.W. Graham Secondary for high school. Watson Elementary is also nearby. All are within a short drive or bus ride from the Vedder Crossing area.
The University of the Fraser Valley sits at Canada Education Park, right in the neighbourhood. UFV brings students, events, and a campus energy that keeps the area from feeling like a purely residential pocket. The campus itself sits on the old Canadian Forces Base Chilliwack, which closed in 1997. The military land became Garrison Crossing and the education park. That history gives this part of town a depth most newer developments don’t have.
Shopping and Daily Life
Most people in this area can handle their weekly errands without touching Highway 1. Garrison Crossing is right next door with shops, a gym, and restaurants you can walk to from Englewood. Cottonwood Mall and Eagle Landing are both on the Vedder Road corridor, a few minutes south. Save-On-Foods, Walmart, London Drugs, medical clinics, banks. All there.
Vedder Road is getting a major upgrade right now. Four lanes, a centre turning lane, bike lanes, sidewalks, and streetlights on both sides. The City is investing in this corridor, and that kind of work doesn’t happen in areas they expect to stay the same.
